Why Turkey?

Irelands leading international property magazine wrote in its October 2006 edition: “Turkey, the rising star of Europe’s property industry. Turkey has experienced phenomenal growth over the last two years and it shows no sign of slowing down any time soon. Following hot on the heels of the country’s tourist boom, Turkish property is growing up at a remarkable rate and capital growth has been sky-high – up to 100% per annum in some key hot spots. Infrastructure is good in most buying locations and new flights are being launched almost by the day.
At present, the market is predominantly centred on tourist-friendly coastal resorts and is heavily new-build oriented; but, as it matures, resale’s will become increasingly important and, with the government promising to restrict development to avoid coastal damage and oversupply, the foundations are being laid for a durable boom that should be supported by solid economic growth.

% Property Price Rise 2005
4.7% rise in Spain
6.1% rise in Egypt
7% rise in Croatia
11% rise in Morocco
20.9% rise in Turkey

Decades of vacillations ended in late 2005 with the confirmation of the beginning of Turkish EU-accession negotiations. While this is at least 15 years away, it will undoubtedly help consolidate a market that is still in its infancy, including the development of a more comprehensive land registry. Whether or not this process will have much impact in the near future is probably irrelevant for the moment, it’s all systems go for Turkish property.

Why Özdere??

Özdere is a small village with a population of around 13.500, located approximately 40 minutes by car west of Kusadasi and is ideal for the family who want to reside in a more peaceful and original atmosphere than the larger city Kusadasi can offer.
Özdere has, in a co-operation with the surrounding municipalities, Ürkmez – Gümüldür – Doganbay og Seferihisar, initiated an unusual effort to boost tourism in their region. Which, apart from the many historical sites and large areas of unspoiled nature, has a coastal line of approximately 40 kilometers covering many excellent beaches with the “Blue Flag” status.
Özdere is blessed with at very lively main shopping street where you can find everything needed in your daily household. Moreover, the village has three supermarkets. In the main season (April till November) there are many bars, discos, pubs and restaurants.

The village has one public and three private clinics (casualty departments).
Özdere is very centrally located. There is only 50 kilometers to Adnan Menderes Internatial Airport just south of Izmir and 60 kilometers to Izmir, the third largest city in Turkey with around 5 million citizens. Izmir is the dynamic metropolis for the entire West Turkey area.

Just 25 kilometers from Özdere, one of the largest and most famous tourist attractions, Efesos and The House of Virgin Mary, is located. And a little further up the mountains behind Selcuk you find the idyllic village of Sirince, known especially for the October wine-festival. And just 35 kilometer east of Özdere is Kusadasi located. There is excellent public

transportation from Özdere to Izmir and Kusadasi with hourly connection. Özdere offers a wide variety of eventful activities such as water sports, parachute gliding, jeep safari, boat trips, wild boar hunting etc. One of the popular spots in Özdere is the “Lovespot”, located in the eastern part of the village with an excellent view to the bay and the recently renovated promenade and towards the Greek island Samos.
